As an ongoing effort to show I know Jackson like I know where to find the best unpacked powder, the most risky vertical drops and most inspiring back country terrain, I’ve begun to provide resources on area neighborhoods, subdivisions and most recently–Jackson Area FAQs.

If you’re new to Jackson, it may seem that the area is just a quaint valley surrounded my mountains, scattered with open farmland and known for also being rated as THE top ski resort destinations in the US.  While all of that is true, there’s a lot one wouldn’t know without either knowing a local, or picking through a Teton-sized pile of various Jackson Hole Google search results.

Like any real estate website, you can search all active properties for sale.  Now, you can get even more of the intelligence you’re looking for and search for homes right here on my website.    Here’s a sample of some of the new FAQ’s:

  • Where is the nearest hospital?

Now I’m not one to gloat, but my about me page can say I was nominated by the Teton Board as Realtor of the Year, that a local newspaper recognized me as one of the Best Realtors, or even that I’m the owner and Associate Broker for a firm affiliated with Christie’s International Real Estate that also controls a significant portion of Jackson’s marketplace but that doesn’t prove I’m an area expert.   Although my resume for real estate may be like the “staple” reputation of Atomic Skis or the popularity of the largest ski manufacturer–Rossignol, you’re going to want to learn the slopes by someone like Tommie Moe, Bodie Miller or Erik Roner.

Author of a New York Times Bestseller and columnist for Forbes, Christopher Steiner not only ends his Forbes profile page with “I’m a skier,” but also compiled an impressive list of The Top 5 Ski Resorts in the United States.

What’s most exciting about his PAF rating of 99 (Pure Awesomeness Factor):

But the thing that separates Jackson Hole from the rest of North America’s grade-A mountains is that it has, rather impossibly, managed to retain all of its soul. This is still a place where the best skiers in the world, before skiing off of 50-foot cliffs, gulp down waffles and Budweisers inside a mountaintop shanty called Corbet’s Cabin.

Certainly one of the best reads which notes many of Jackson’s bests, such; The Tram, Steep and Deep Camp, Corbet’s Couloir, The Bridger Gondola (.jpg) and even family friendly ski training for the tots–Kids Ranch.

Mid-Year Hole Report for 2010

The mid-year Hole Report is out and available. I’ll be emailing it to my newsletter list by tomorrow. Please sign-up online or email me and I’ll add your email address to the confidential list of recipients.

Here are a few quick facts from the most recent Hole Report:

  • Single-family homes sales are up 79% from 2009.
  • 58% of the 2010 transactions have been cash (no financing)
  • Single-family home inventory is down 4% compared to 2009

Number of transactions suprass prior years 3 quarters in a row.

Three Quarters in a Row!

We have now seen three Q’s in a row where the transactions numbers in Teton County, WY, surpassed the same quarter the previous year. This is a superb harbinger that the JH real estate market is heading in a good direction. Recently, a lovely home in HHR (listed for $4.995M) went under contract, a Teton Pines Cluster home sold and there are more than usual Buyers circling for the next great deal.

Jackson Hole Market through June, 2011.
Through 6/30/11, the quantity of sales are up 24% vs. same time last year. The dollar volume is up about 10%, about $260M, through June. The average sales prices are down about 11% through June.

Flood watch/travel closure.

JH Heads-Up:

1. Flash Flood Watch in JH until dark tonight.

2. A brief travel closure will be in effect on the unpaved section of the

Moose-Wilson Road within GTNP for about 28 hours,

beginning at 4 a.m. on Wed, July 13. The road is scheduled to reopen

by 8 a.m. on Thurs, July 14, barring equipment malfunction or rainy

weather. The temporary closure is scheduled to accommodate dust abatement

work.

Jackson Hole Home Sales Review – May 2009

The month of May has brought more new listings to Jackson Hole. There’s been an uptick in showings/activity with a few more pending sales to come. Overall, the sellers who have been waiting to sell are being successful with recent price reductions. The theme for most buyers today is to look for the right seller and the right ‘deal.’ 

There have been a number of Teton County, WY Foreclosures that have gone to auction; however, eleven have resulted in no sale. Select properties will continue to come down in value as we move forward in 2009. 

Today, there are 188 vacant sites for sale in Jackson Hole and 300 single family homes.
